Modera Cap Hill
Modera Cap Hill is an eight-story, luxury residential development in Denver’s Capitol Hill neighborhood. The project features 197 rental units and a full complement of amenity features: fitness, community room, dog spa, an outdoor four-season pool and whirlpool, eighth-floor roof deck, and underground parking for 227 cars.
Modera Cap Hill’s main lobby entrance frontage is flanked on both sides by two-level townhouse units. Exterior materials are used in a clean, simple pattern that reinforces the verticality of the building while providing interest and relief to the massing. Six floors of Prescient’s structural framing system were built atop a two-story, cast-in-place podium, accelerating the entire construction schedule.
