Civic Lofts (13th and Delaware)
Civic Lofts, originally 13th and Delaware, is a 14-story luxury apartment tower that hosts 176 units and 1,600 square feet of retail in Denver’s Golden Triangle district.
On a 0.43-acre site, the structure’s first five floors are a cast-in-place concrete parking garage, topped by nine floors of Prescient structural framing.
The Prescient structural components – the cold-formed, light-gauge rolled steel columns, panels, and trusses – were delivered on a just-in-time basis and immediately assembled. This provided a huge logistical advantage for building Civic Lofts on a tight downtown site.
The “minimalist living” design of Civic Lofts features micro unit and studio apartments, enhanced by upscale features and amenities, and views of Downtown Denver and the Rocky Mountains.
